Malaysia Property Transaction Cost

Malaysia Property Transaction Cost including but not limited to Sale & Purchase Agreement (SPA), Loan Agreement & Agent Fee.

1. Sale &Purchase Agreement Cost (Legal Fee+Stamp Duty+Disbursement fees)

a)Legal Fee:
First 150k =1%(minimum fee of RM300)
Next 850k =0.7%
Next2M =0.6%
Next2M =0.5%
Next 2.5M =0.4%
Excess 7.5M =Negotiable(not exceeding 0.4%)

b)Stamp Duty:
First 100k =1 % of the value
Next 400k =2% of the value
Remainder =3% of the value

c)Disbursement fees: Land search + Q.A. search + Affirmation+ Miscellaneous + Transportation(usually range from RM500-RM1.000)

2. Loan Agreement Cost (Legal Fee+Stamp Duty+Disbursement fees)
a)Legal Fee:
First 150k =1%(minimum fee of RM300)
Next 850k =0.7%
Next2M =0/6%
Next2M =0.5%
Next 2.5M =0.4%
Excess 7.5M =Negotiable(not exceeding 0.4%)

b)Stamp Duty: 0.5% of the value

c)Disbursement fees: Land search + Q.A. search + Affirmation+ Miscellaneous + Transportation(usually range from RM500-RM1.000)

3. Agent Fee
a. 2% of Property Value
b. Maximum up to 3% Only
c. Pay by Seller (or Buyer),depend on local real estate market practise
